Property Description

Residential development land. One of the last remaining developable parcels in Little Canada, this approximately 7.5-acre property offers a rare opportunity to create a beautiful new residential setting in a rolling, serene, and private environment. Preliminary discussions with the City have referenced the potential for approximately 7?8 individual lots, with access from LaBarre Road and a cul-de-sac-style design. The natural topography, existing wetlands, and surrounding landscape create the potential for a unique residential development with a beautiful setting and a strong sense of privacy. Wetland delineation has also been discussed with the City and may create additional opportunities within the property's buildable area. The conceptual development plan contemplates a new road entering just north of the existing residence at 3032 LaBarre Road, with the owner retaining approximately 0.3 acres surrounding the current residence, as illustrated in the accompanying image. A rare combination of acreage, location, natural beauty, and development potential in the heart of Little Canada. Please do not walk the lot without permission.
